Terms and Conditions of Booking

Gable Cottage, 18 Wordsworth Street, Keswick 

How to Book
 
Bookings can be made by phone via our office on (01902) 846153, email enquiries@lakeandfell.co.uk or by booking online through our website www.lakeandfell.co.uk or www.keswick.org or through our ‘Partners’ websites (Mail Breaks, Booking.com, Expedia, Lake District NPA, VisitEngland, TripAdvisor, etc.).
 
A deposit of 25% is required to secure the reservation.
 
Partner Bookings. A deposit of 25% of the total cost of the holiday, plus any booking fees and service charges, will be taken at the time of booking to secure the reservation. Upon payment of the deposit, we enter into a contract which is subject to these booking conditions. Payment of the deposit and balance is to be made by methods specified on our Partners’ booking sites.
 
The balance is to be paid not less than 6 weeks before the holiday starts. Upon payment of the full amount, we will send you our booking form which you will need to complete with your full name, address and contact details. Towel hire is available as an optional extra and can be booked online, or directly with our booking office. 
 
Direct, Email, Telephone and Website Bookings. Bookings can only be held for 5 days without receipt of deposit or full payment and receipt of your completed and signed reservation form (via post or email). Upon providing written confirmation of booking to you, we enter into a contract which is subject to these booking conditions. Payments may be made by cheque, bank transfer, internet banking, debit or credit card. All payments sent from outside the UK, are to be specified to be paid in British Pounds Sterling, (£ GBP).
 
In all cases: The balance is to be paid not less than 6 weeks before the holiday starts. Holidays booked less than 6 weeks before the holiday start date must be paid for in full at the time of booking.
 
We reserve the right to retain the deposit and treat your holiday as cancelled if the final balance is not paid 6 weeks before the start of the holiday. If you cancel the holiday less than 6 weeks before it is due to commence, we reserve the right to collect the balance of payment in full.
 
Bookings and Cancellations
 
All bookings run weekly from 3.00 p.m. Saturday until 10.00 a.m. on the Saturday of booked departure (except in the case of short breaks when offered, and Christmas / New Year bookings when applicable). 
 
If you wish to cancel a booking it must be done so in writing. In the event of a cancellation, the deposit will be non-returnable.  In the unlikely event that a problem occurs, we will contact you as soon as reasonably practicable to explain what has happened, treat your booking as cancelled and refund any money you have paid us. No compensation for cancellation by us will be payable, although this would only be due to circumstances beyond the owners’ control e.g. fire, flood, adverse weather, etc. 
 
Services
 
The property is cleaned between lets and included in the price. However, if extra heavy cleaning is required after you leave, or you do not leave the property and its contents as you find them, additional charges will be payable.
 
Bed linen and laundry services are included in the price (including a weekly bed linen change in respect of bookings of two weeks or more). Towel hire is available for an additional £3 per set of towels (1 hand towel and 1 bath towel). Electricity and gas are included in the price of the letting.
A telephone is available for your convenience. Please note that payment for calls is requested on an ‘honesty box’ basis although call charges are itemised and monitored.
 
Care of Cottage
 
We ask that you treat the Cottage with respect and leave it clean and tidy. Please report any damages/breakages to the office and/or leave a note for the housekeeper on or before departure so we may rectify matters for the next guests. We appreciate that accidents happen, but any damage caused through neglect may be charged for, in such case, we will contact you within 7 days of your departure. The Cottage should be securely locked at all times when not occupied and upon final departure.
 
 WC’s
      
There are two WC’s in Gable Cottage. ONLY toilet paper should be flushed down either toilet. All baby wipes, moist toilet wipes, cotton buds, dental floss, sanitary products, and non-flushable products should be placed in the waste bins provided. Any blockages caused by flushing such items may cause overflows. Guests will be liable for the cost of repairs to, or the cost of replacing the Saniflo unit if it found that these instructions have not been adhered to.          

Complaints
 
We work very hard to ensure that you have an enjoyable holiday. If you have any difficulties, please telephone the reservation office as soon as possible as this is the quickest way of resolving any issues. If not satisfied, any matters should be put in writing within 14 days of returning home. Please note that if any appliance breaks down, we will endeavour for it to be repaired or replaced as soon as possible. No compensation will be payable in such circumstances.
 
 Occupancy
 
The total number of people occupying the property must not exceed the number stated on the booking form (i.e. up to 5 adults/children plus 1 infant (to sleep in cot)). The owners reserve the right to terminate the Hire immediately without refund if these numbers are exceeded. The owners are unable to accept liability for injuries to any member of the party, or for loss, damage or theft to visitors’ property.
 
 
Excluded Activities
 
Smoking is not permitted anywhere in the property. You are permitted to smoke in the rear garden or under the covered carport. Naked candles are not permitted anywhere in the Cottage. Small barbeques are permitted on the patio but please take suitable fire precautions and have consideration for the neighbours in respect of drifting smoke.
 
Pets are not permitted within the Cottage.
 
TV and Broadband
 
TV, Freeview, Freesat, DVD and Broadband / Wi-Fi facilities are provided for your enjoyment. Please do not remove or alter the wiring arrangements on these appliances so they remain fully functional for all guests. 
Broadband / Wi-Fi is provided at no additional cost. It should not be used in any circumstances for illegal uploading, illegal downloading, or any other illegal activities.
